Catalina Foothills Beauty at Pima Canyon Home Goes Under Contract with List Price of $1,550,000

This almost 4,600 square foot “Craftsman-style”home is located on approximately 2 1/2 acres. The property it sits on was sold for 515K in 2004. The final sales price will not be known until it closes escrow; the list price is $1,550,000.

Catalina Foothills - 2 Ridge-top Lots Under Contract in Sabino Mountain

Lot prices have really come down in the Catalina Foothills. I just represented the buyer on two adjoining ridge-top lots in gated Sabino Mountain–4255 N and 4285 N Black Rock Drive. These two lots total an area over 1.2 acres and had list prices of 249K and 299K. Tucson Luxury Home at Cat 10 Sells for $1,150,000

The fortunate Seller of 4525 N Via De La Granja was able to sell this beautiful almost 5K square foot home (on 1.31 acres) in Cat 10 for only $50,000 less than it sold for at the peak of the market in October 2006; of course, it had been renovated after the 2006 purchase, and that made this home an exquisite find. Gated Cat 10 is a popular, central Catalina Foothills community located off of Hacienda del Sol. The final sales price was $1,150,000.

Ventana Reserve - Catalina Foothills-Under Contract in Less Than One Month’s Time

Goes to show-price it right from the start-and even if it is priced close to a million-it will sell quickly (28 days), as can be witnessed by the sale of 6042 N Indian Trail with a List Price of 999K. That it sold so quickly is more surprising because it is a less popular two-story home (one stories are much more popular) and it has no swimming pool or spa. However, it is located one of the very few newer neighborhoods of Ventana Reserve (although not gated, and very small community with only 17 homes) in the Catalina Foothills; it was built in 2008. It is on a large lot–1.3 acres and it is fairly large for the price: approximately 4,600 square feet.
This home sold first in June 2007 for $1,257,355 and then almost for the same price in May 2001 for $1,250,000. Of course, the final sales price (although the List Price is 999K)will not be known until it closes escrow.

Yet Another Sale in Popular Catalina Foothills’ - Ventana Canyon!

6030 N Desert Sun Court sold today for $1,335,000. This over 5,200 square foot home sold for $1,206,500 just over 10 years ago and was on the market for several years. Although this one is not perched up high in Ventana Canyon, it marks a great start to 2012 for Ventana Canyon. Last year was the year of Pima Canyon; maybe this year it will be the year of Ventana Canyon. Time will tell!

High up in Ventana Canyon Sits a Foothills Beauty that Sold for 1.7 Million
