Catalina Foothills Home Goes Under Contract - List Price $1,129,500

2474 E Calle Los Altos , a 2006- built custom home in  the Catalina Foothills (Cat 9) went under contract today with a list price of $1,129,500. This house is located near La Encantada, and the corner of Campbell and Skyline, and has gorgeous views of the mountains and the city. It is ungated and on septic and is over 4,400 square feet, with a 4 car garage. It is sited on over an acre. Although it was on the market for a year, with an original list price of close to 1.3 million,  this is par for the course in the current sluggish market.—–

Skyline Country Club - Home Under Contract - List Price 1.350 Million

6640 N Los Leones Drive, a territorial  located on the 15th fairway on an acre at Skyline Country Club went under contract today. This 4,700 square foot home has been renovated since it last sold in February 2004 at $819,000. So this goes to show some homes, especially with renovations can appreciate since 2004, because this one shows 64% appreciation. This is a sign Tucson Luxury Foothills homes prices have stabilized and likely are going up! Those sitting on the sidelines and waiting for the bottom to hit will find that it is likely it has already hit. Time is of the essence!

A Home in Catalina Foothills Sells Quickly and at Price that Goes Against the Norms

In most cases homes that sell a year and a half ago and want to sell again, will lose money. 4735 N Camino Antonio went against the norm. It sold for $625K a year and a half ago, and is under contract today with a list price of 685K. The reason it probably represents a sale without a price decline is because this older - 1958 home - is located on a prime 2.5 acre homesite with great teardown potential. Although it is not in the Catalina Foothills - District 16 school district - it has a prime location off of Hacienda del Sol Rd.

Some Catalina Foothills Schools Still have Open- Enrollment this Summer

On the Catalina Foothills-District 16  School District - website is reveals that there are still the following grades and schools available for open-enrollment this summer:

Esperero Canyon Middle     8th grade

Manzanita Elementary        5th grade

Canyon View Elementary   Kindergarten, 1st, 2nd and 3rd grades

Sunrise Drive Elementary   Kindergarten, 3rd and 5th grades

Ventana Vista Elementary  All grades K-5

 Apparently there are no open-enrollment openings in the middle schools, except for the 8th grade in Esperero Canyon Middle School, and there are no openings in the high school–Catalina Foothills High School.  Of course, you can rent or buy in the district and go to the school designated for your neighborhood.

 Normally open- enrollment applications are accepted December 1st - February 28th for the next school year. It it great that there are still some opportunities to enroll in this coveted Tucson public schools in the summer.

Tucson Luxury Home in Cat 10 Catalina Foothills Goes Under Contract

4705 N Via de La Granja listed at $1,585,000 went under contract today. This super luxurious, 1992 built one-story Mediterranean home is sited on over 1.6 acres. This home was originally listed at $1,895,000 the beginning of this year and could easily have sold for over 2 million in yesteryears. It should be noted  Catalina Foothills Cat 10 (lower Foothills off of River Road and Hacienda Del Sol)  is a great gated community, but this one is on septic and the schools at not in coveted District 16–Catalina Foothills School district. Oh well, for this fabulous price some can compromise on septic and many do not have kids in school when they can buy a home in this price range. And we should always remember Catalina Foothills - District 16 has open enrollment (finally in the last few years); just have to transport your kids to school or carpool. Catalina Foothills neighborhood of Cat 10 is very popular and finally the prices are going back up!!!!

A Tucson Luxury Foothills Foreclosure Goes Under Contract–List Price 2 million

Well actually, the list price of 2112 Sentry Ridge Court is $1,999,000, which to me is 2 million. This super-contemporary, Kevin Howard being the architect, 7,000 square foot home (including guest house) sold after being on the market for only 40 days as listed as a foreclosure. Previously the list price for this new home, sited on 2 acres, was $4,500,000 (well not really, $4,499,000–why do agents pick these prices?).  Pima Canyon is one of the most conveted, gated communities abutting the Coronado National Forest…homes boast multiple mountain and city lights views and are nestled in the pristine Sonoran Desert and the Catalina Mountains.

A New Home, High in the Tucson Foothills, Sells for $1,149,000

There are few new homes in the Tucson Catalina Foothills, but one sold yesterday, after just being completed on 2801 E Plaza Encantada for $1,149,000. This new contemporary is sited on 1.31 acres on a hilltop, nestled close to the high Catalinas with Sin Vacas, Pima Canyon and Finger Rock as its neighboring communities. It is located in Catalina Foothills-District 16 schools, unlike neighboring communities, although it is ungated and is on septic. With over 5,500 square feet, this one-story home boasting 5 bedrooms, 6 full baths and a guest bedroom suite with its own living room, pool and spa, these buyers wanted to put their name on this home purchasing it for full price. New homes are rare and many are not sited on such a great homesite with magnificent views of the high Catalina mountains, the Sonoran Desert and the sparkling city lights, like this one. The marketing on this house was minimal; there are no photos on the listing since it sold so quickly. The price was right, and when it is, houses sell fairly quickly in the ever-popular and gorgeous Catalina Foothills area of Tucson.
