Tucson Luxury Home at “The Summit at Finger Rock” Sells at a Bargain Price!

4041 E Playa De Coronado, a 2,800 square foot, two-story home with 2 car garage, spool, on  tiny .14 acre, sold for $574,900. In November 2006 it also sold in 3 weeks (same time-frame for this foreclosure sale) for $970,000. The setting it almost surreal—the house is carved into the Coronado National Forest with incredible mountain, city and Sonoran Desert views. The gated community of “The Summit of Finger Rock” it a very small community–less than 40 houses that were mostly built in 2002-2005 in which some of them sold for close to a million because of the drop -dead gorgeous setting.

Ventana Canyon Country Club Home Sells for over a Million

6440 N Desert Wind, a 3,607 square foot contemporary home, built in 1996 that was listed for $1,195,000 sold for $1,025,000 after being on the market for only 2 months. This beautiful  one-story home with golf course and high Catalina Mountain views has 4 bedrooms, 3 baths, but has no pool and is located on just over 1/2 acre.

Some lucky buyers got a great deal in a coveted Tucson Foothills luxury, gated community of Ventana Canyon.

Tucson Luxury Foothills Alta Vista Home Under Contract

5855 E Placita De La Zuerencia, listed at $1,295,000 went under contract a few days ago after being listed at this price for 2 1/2 months. Long Foothills office listed it and this was the third agent to try a swing at selling it. Of course, it started at a very high list price of $1,800,000 in July 2008. More than a few times I have been the second listing agent and then  I get the house sold  after the first agent floundered. Only the most seasoned agents can get the job done in this price-range during present market conditions. Of course, if it is priced too high, no agent can get it sold. Price is everything in today’s market where almost all the buyers are very market-savvy and rarely will pay over the market price.

This spec home was built in 2008 and it was up-close and personal to the high Catalina Mountains. This over 5,700 square foot,two-story home has a lower level full Kitchen, and two of the six bedrooms are located downstairs. Other features include travertine floors, some professional appliances, multiple fireplaces and the list goes on.

Alta Vista is a popular, ungated community located near Ventana Canyon and Ventana Vista Elementary School. It has one of the most gorgeous settings in Tucson up in the higher elevations where N. Kolb turns into N. Craycroft.

A Tucson Luxury Home Sold puts Tucson on the Map of “The Rich + Famous”

I can hardly believe it, a home listed for sale at 13.5 million is under contract! Tucson has never seen a sale  anywhere near this high. It is located in “The Canyons” which is carved into the base of the high Catalina Foothills. Built last year, this Mediterranean home has over 13K square feet on over 1 1/4 acres and has more bells and whistles than you can imagine: large theatre room, car fancier garage, staff kitchen, guest quarters, elevator (since it is a two-story home that takes in the best of the city and mt views),negative edge pool and the list goes on….furnished with 17th and 18th century Italian antiques6 bedrooms, 6 full and 4 half baths….7572 N Secret Canyon. WOW! I wonder who bought this one? I wish I had seen it….the Catalina Foothills is now on the map of a desired locale for the “rich and famous”. It is about time! To me, the Catalina Foothills area of Tucson is a rare treasure and is “Heaven on Earth”!

Another Tucson Foothills Luxury Home Sold

3550 E Entrada Del Sol, located in popular Cat 10 community off of Hacienda del Sol Rd, sold yesterday for $1,030,000. This 1985-built burnt adobe,  with over 4,200 square feet,  located on 1.38 acres was built by La Quinta Homes, a well-known local builder.

Last Year vs. This Year - Luxury Tucson Homes Sold

Today I checked how many Tucson Luxury Homes sold last year vs. this year, during the same time period. We are ahead this year by 24% in the million dollar plus price- range, and we are about the same in the $800 - 1 million dollar price- range.

 Here is how the numbers fell:

 1 million plus in 2009 (Jan 1-June 12) had 32 sales versus 42 sales in this year (2010), during the same time period.

$800,000 - 1 million in 2009 (Jan 1 - June 12) 25 sales versus 24 in this year (2010), during the same time period.

These figures indicate that the buyers of Tucson Luxury Homes priced over 1 million are buying since they believe the prices have bottomed. On the other hand, the $800,000- 1 million range is still struggling to find buyers who are perceiving prices in that range will probably still move down.

Tucson Luxury Homes - Another Bargain has Found a Buyer

6444 E Santa Aurelia Drive in Tucson Country Club has found a buyer after only being listed 5 days at $950,000. This over 7K square foot home on 1.6 acres boasts Mediterranean estate-style living with pool, tennis courts, outdoor kitchen, cabana bath, guest house and horse facility. The list price started at 2.3 million in the Spring of 2007. This home is sold “As Is”, but is not a foreclosure or short sale. The owners purchased it in December 2001 for $950,000 and then renovated it.  Just another example of the bargains to be had in the Tucson Luxury Homes market. This time could be a once-in-a-lifetime opportunity for those who want to live a great life in a beautiful home in a gorgeous area of the country at a much more affordable price than years past.

The Bargains Abound in Tucson Foothills Luxury Homes

If you are looking for the perfect retirement or second home, take a look at Tucson Catalina Foothills area. Sales prices have retreated to 2004 prices; pre-boom prices that are fabulous deals.

One of these great homes just sold by Tucson- Long Foothills office yesterday: 6240 N Miramist Way-List Price $899K; Final Sales Price $850K after only being on the market less than 6 months. This gorgeous 3,900 square foot home, located on 3/4 of an acre in gated Miramist at Ventana sold for 12K more than it did in May of 2004, and the Kitchen had been exquisitely renovated after the 2004 sale. Another Tucson Luxury Home Sells for over 1 Million

5300 N Avenida De La Colina, in the Northeast–Tanque Verde area–in the gated community of Estrella Vista Estates sold for $1,050,000 off a list price of $1,349,000. This 1993-built, 4,581 square foot house is on 3.3 secluded areas and boasts a guest house and 5 car garage to boot. This community is nestled in to the Catalina Mountains and is adjacent to the Catalina Highway going up to Mt Lemmon. It is every bit as pretty as the heart of the Tucson Catalina Foothills, but is much more private. Many who like a secluded setting chose the the Northeast versus the North.

Tucson definitely is selling a lot more homes priced over 1 million than it did last year. The buyers are getting fabulous bargins compared to the prices of high-end homes in Tucson in the past five years. Where else in the United States can one find such rare beauty, pristine air quality, with lack of congestion, yet with so many luxury amenities closeby?
