A Pima Canyon - Tucson Luxury Home- Sold for 2 million

Yesterday Pima Canyon scored a remarkable sale of  a home at 7755 N Ancient Indian Drive. It sold for 2 million! It is remarkable because Tucson rarely sells a home at 2 million or above in the present market conditions where high-end homes have so depreciated in value. Pima Canyon has some of the most luxurious homes in all of Tucson. The location  is adjacent to acres of pristine Sonoran Desert and offers stunning, almost nestled into the Catalina Mountain setting with front multiple mountain range views all the way to Mexico and views of the sparkling city lights. This home boasts over 5,600 square feet on almost 1 and a half acres. After being on the market for over a year, the buyer got an excellent deal.

Another Tucson-Catalina Foothills Home Over a Million Sells

Yesterday 6301 N Placita Arista sold for 1.1 million. This La Paloma home sold in 6 days at full price.  With almost 6,500 square feet, this mud adobe home was built in 1995 and has the typical outstanding mountain and Sonoran desert views one would expect in this price-range. Goes to show, you price it right and it goes very quickly!

Still Time to Open Enroll into Catalina Foothills - District 16 Schools

I called the Catalina Foothills - District 16 school administration office this week and was told they are still taking applications for open-enrollee students into their coveted schools, on a case-by-case basis. They also informed me that open-enrolled children are not eligible to use their school buses, even if they live in adjacent, out of the district neighborhoods. I had thought that children living at Shadows @ Sabino which is districted for TUSD, but backs up to Synder Rd which has Catalina Foothills bus service on the road would allow out of district kids on the school bus. I was wrong about this! This neighborhood is only a mile from Canyon View Elementary and Esperero Middle  and 5 miles to Catalina Foothills High. Many parents car pool which eases the traffic at the school in AM and PM drop-off and pick up of school children.

Sabino Mountain Beauty Open this Sunday 1-4

I am holding open my new listing in Sabino Mountain at 4109 N Ocotillo Canyon ($500,000) from 1-4 this Sunday. This semi-custom one-story home is very upgraded; is impeccably cared for and has majestic views of the Sonoran Desert, the Catalinas  and the Rincons. Sabino Mountain was built in the early 2000s and is the last ridge- top community to be developed in the Catalina Foothills. The location is very popular and is near Sabino Canyon and Canyon Ranch. The neighborhood is gated and has its own community center, pool and spa.

Tucson Luxury Home Open this Sunday 1-4

I am holding 4769 N Coop Canyon open this Sunday from 1-4 PM. It is located minutes away from Canyon Ranch and Sabino Canyon in the gated community of Shadows @ Sabino.  This 9 year old, Horton- built two-story contemporary has almost 2,500 square feet. It has high Catalina Mountain views, a large cul-de-sac yard and a spacious pebble-tec pool with waterfall. Aggressively priced at 425K– it is sure to sell quickly!

30 Homes Sold in March - Luxury Tucson Catalina Foothills Market

In prime Tucson Catalina Foothills zip codes of 85750 and 85718 there were 30 homes sold in March.

This is how home prices lined up:

500-600K           7 sales

601-700K            6 sales

701-800K            5 sales

801-900K           2 sales

901- 1mil             5 sales

1 -2 mil                4 sales

2.2 mil                  1 sales

Sales are clearly picking up and with many under contract that have not closed escrow yet, April should continue to have higher numbers of luxury Catalina Foothills home sales.
