Pima Canyon Home Sells for $875,000

A 2007 built– 3,600 square foot Pima Canyon home on 1.7 acres sold for a very low price of $875,000 yesterday. This home was “location challenged”–it was near a semi-busy street and had to be built on one of the least expensive lots in Pima Canyon. On the market for 3 years, it goes to show that you do not build expensive homes near busy streets, unless you want to sell them at bargain prices. Pima Canyon is as upscale as it gets, with a most coveted location backing to the Coronado National Forest and boosting multi-mountain range and city views. Sad to see it go for this price, in a community where it is hard to get a home for less than 1.5 million.

A Tucson Foothills Luxury Home Priced at 2 Million is Under Contract

An almost new (2007- built) Hacienda at Eleven Arches (gated exclusive 12 home community that saw some neighboring homes have recent foreclosures) off of scenic Hacienda del Sol Rd in the Catalina Foothills area of Tucson, went under contract. The list price is 2 million for this 8,000 square foot home that is owned by the owners of a large real estate brokerage in Tucson–Tierra Antiqua Realty (also is the listing brokerage).
The high-end real estate market in the Tucson Foothills is doing much better in 2010 than last year. The bargain-hunters are perceiving the bottom is here!

La Paloma Luxury Tucson Home Goes Under Contract

6301 N Placita Arista with a list price of 1.1 million went under contract yesterday. This 1995 adobe built home has 6,436 square feet and is located in coveted La Paloma Ridge Estates.
The high-end Tucson market is improving with more Sellers listing their homes at more aggressive prices that are competitive with today’s market conditions.

Two Tucson Luxury Homes Over 2 Million Went Under Contract

Wow! In one day 2 luxury Catalina Foothills homes went under contract today that were listed in the hard-to-sell price range of 2 million - 2.5 million.

My new Catalina Foothills Listing at Gated Shadows @ Sabino

I just listed a very aggressively priced gated Foothills home at 4769 N Coop Canyon Place-at 425K. Tucson Accenture Match Play Golf Championship Starts Today

Today marks the beginning of the annual Accenture Match Play Golf Championship which lasts until February 21st. The new Ritz Carlton Golf Club-Dove Mountain, Marana (7 miles NW of Tucson), which is a Jack Nicholas- designed course will host the top 64 golfers. This event offers an 8 million dollar purse. The new golf course treverses across the Tortolita Mountains, and the majestic canyons and tall saguraros of the pristine Sonoran Desert. This year many of those competing will stay at the new adjacent Ritz Carlton Resort that just opened December 18th. Rates at the Ritz Carlton Resort are as low as $169. a night from May 16th- end of August. The Ritz Carlton Golf Club restaurant is normally open to the public and has a great location to drink in the spectacular mountain and desert views.

Tucson Luxury Homes Priced over a Million have 8 Sales in 2010

So far this year 8 homes have closed escrow in Tucson with prices ranging for $1,050,000 - $1,800,000. Six of the sales come from the main Catalina Foothills zip codes of 85718 and 85750. The highest price home was a beautiful foreclosure in Pima Canyon (Foothills 85718 zip code) and had a final price of 1.8 million.

Tucson Luxury Homes Priced 500K-1 Million have 25 Sales in 2010

In studying the homes that have closed escrow since January 1st, it is remarkable that half the final sales prices are between 500-600K. Goes to show the lower end of the upscale market is doing the best. Ten of the sales came from the main Catalina Foothills zip codes of 85750 and 85718, with the highest price one coming from Sabino Mountain, priced at 900K, which is located in the Foothills 85750 zip code and is 2 doors up from my house. This home is a contemporary beauty backing to the pristine Sonoran Desert.
Please note that this figure does not include homes that are under contract that have not closed escrow yet.

Pima Canyon - Luxury Homes in Tucson Catalina Foothills

Yesterday I visited 6 open houses at Pima Canyon. The price ranges for these beautiful homes nesting into the Catalina Foothills with city, multiple mountain and pristine Sonoran desert views was 1.3 million to 3 million. Only two of the homes had furniture in them and the rest could certainly benefit from staging. My best guess is that the Sellers have had to so aggressively price their homes to get a potential buyer that they are unwilling to invest in staging. However, large homes with very high ceilings are just the right homes for staging. It is hard for the buyers to imagine living in there when it is barren. I was amazed that there were 6 Pima Canyon homes held open from 1-4 yesterday. Typically there are not many high-end homes held open. And from the looks of it there were a lot of folks viewing these magnificent homes.
