Skyline Country Club Estates - Tucson Luxury Homes Community

Skyline Country Club Estates is an upscale guard and gated community consisting of a less than 500 homes that are sited majestically at the top of N. Swan Rd, past Skyline Drive. Skyline Country Club, besides having a private golf course, tennis courts, spa and athletic facilities, has many social clubs such as bowling, bridge, book club, etc. The private golf course opened in 1961 and the first homes were built in 1962. The high elevation beginning at over 3,000 feet and that it is nestled in the high Santa Catalina Mountains with surrounding pristine Sonoran Desert, assures the attractiveness in this coveted location. There is abundant desert vegetation and wildlife. Here one can witness the sparkling Tucson city lights from one of the highest residential locations in Tucson.
There are 19 homes for sale in Skyline Country Club Estates priced from $399,900 all the way up to $3,450,000. Only 7 have sold this year with price ranges from $400,000 - $766,500. Homes over a million are selling, but typically only when they are bargain -priced and at lower prices than witnessed in the last four years.

Catalina Foothills - District 16 - Esperero Middle Canyon Middle School

How fortunate I feel that my daughter who is in middle school is open-enrolled in Esperero Canyon Middle School .
The 6th and 7th graders scored an amazing score of 99% in writing in the AIMS DPA tests. Although the Reading score was a little lower and the Math scores are a little lower than the Reading scores, these overall scores are exemplary. My daughter has attended Esperero Canyon Middle School for two months after attending St Gregory’s College Prep School last year, and I have to say there is no contest: the public school is better academically. St Greg’s has great sports and great social opportunities, but academically we are much more impressed with Esperero.

Paloma Canyon - Tucson Foothills Luxury Homes

Paloma Canyon is a small gated community (less than 80 semi-custom homes) located close to Skyline County Club ( near the intersection of Swan and Skyline). This community was built by A.F. Sterling in the early 2000s. Homes are located on lots that are typically a little less than 1/2 acre; views are of the high Catalina Mountains (including Finger Rock), the multiple mountain ranges surrounding the city and the Tucson city lights. This is a popular community because of its majestic location, the newness of the homes, it is in the coveted Catalina Foothills - District 16 school district, and the builder has a great reputation.

Open Enrollment into Catalina Foothills - District 16 Schools

I called the Superintendent of Catalina Foothills - District 16 Schools on Tuesday and was told there is no open-enrollment during the school year and that applications would be started in December for the next school year.
Unfortunately, this hurts the sales of some homes adjacent to the school lines that are used to having their kids open enroll into the Catalina Foothills - District 16 schools. Many homes are sold during the school year, but the children of the parents who bought homes outside the district will have to start at the non-Catalina Foothills schools until the next school year. This decision is probably made since they do not want the Catalina Foothills classrooms to become crowded.

Tucson Luxury Foothills Homes - Sabino Mountain

Sabino Mountain is where I hang my hat and is truly a place I love. It is located in the last built ridgetop and valley community in the majestic area adjacent to Canyon Ranch. This community has 290 homesites with the first being built in 2001. Builders represented here are Pepper-Viner Homes and Monterey Homes that are non-custom home builders, Outpost Builders for semi-custom and custom homes and then a large assortment of custom home builders. The worth of the homes is from $300,000 all the way up to 7 million. The community is gated and has a Clubhouse, Pool and Spa. The beauty of the community rivals Sabino Canyon that is her neighbor. Walking the Sabino Mountain loops offers the hiker the same beauty as one sees hiking up Sabino Canyon. Because of the rare beauty of the site and that it is a newer community, the number of sales in 2009 versus the number of homes listed for sale is more in balance than many other luxury Tucson Foothills communities. This popular community is located in the TUSD school District with students slated to attend Fruchthendler Elementary that has the top scores in the school district; many parents also open-enroll their children into Catalina Foothills - District 16 Schools that are very closeby–in fact, Canyon View Elementery and Esperero Canyon Middle School are less than 2 miles away and Catalina Foothills High School is about 6 miles away. Sin Vacas - Tucson Foothills Luxury Homes

Sin Vicas is a 24 hr manned and gated community that has a gorgeous location adjacent to coveted Pima Canyon. It is nestled next to the high Catalina Mountains and is surounded by the lush and pristine Sonoran Desert. Many of these homes have both multiple-mountain range views and city light views. There are approximately 185 custom homes that are close to an acre or more, with homes recently built or as old as a build date of the early 1980s. Because many of the homes are older than Pima Canyon, the prices are more affordable. So if you are looking for the rare beauty of Pima Canyon, but can not afford to live there, look here. This address is minutes from LaEncantada, the upscale Foothills Shopping and Restaurant area. The schools that are districted here are for the Amphitheater School District, however, its close proximity to Catalina Foothills -District 16 Schools has many parents open-enrolling their kids there.
Sin Vacas only has only 4 homes for sale and has sold 7 in 2009. Sin Vacas is very popular and is selling better than most other Tucson Foothills luxury communities.

Cobblestone - Tucson Luxury Homes Community

Cobblestone has a prime epicenter Foothills location at the top of Campbell - it literally hugs the Coronado National Forest. It is gated and offers 24 hour security; the HOA fee is high by Tucson standards, but this address is very coveted and few in Tucson Foothills can afford to live there. Of course, like other prime Tucson real estate, it offers majestic high Catalina Mountain views (plus as an added bonus, you can see multiple mountain ranges all the way to Mexico from its perch-top location), and at night one is dazzled by the Tucson city lights. The pristine Sonoran Desert with its abundant wildlife is right there. Its high altitude of 4,000 and up, assures that if you live here you will be a few degrees lower than most of the Tucson Foothills. Children who live here are districted to go to school at the Catalina Foothills - District 16 schools with very high test scores that stand at the top for Arizona public schools.
